Wide plank white oak flooring and custom baseboards establish a modern expression and sense of buoyancy.
We designed the cantilevered, inset display shelving in place of any freestanding furniture, maximizing visual clearances in the narrow hall. On the opposite wall, an overscaled, abstract expressionist canvas by Raymond Hendler—one of a comprehensive collection of artwork we curated for the residence—announces a confident, unfussy mood.

Evoking the reclining female nude in the Rousseau painting, a custom leather banquette remedies the dining area's unique proportions.
The bronze pedestal table, also an MHLI commission, conjures a grove of mature trees. Its rhythmic base playfully roots the forest of conifers depicted in Toshio Shibata's vivid photograph hanging above, testament to our penchant for weaving art into the interior narrative to create nuance and depth.

A curated mix of vintage pieces and sculptural contemporary furnishings injects a cosmopolitan sensibility.
Rounded silhouettes and repeating circular motifs soften the rectilinearity of the long, narrow living room, including a Twister-esque topographical shag rug for a layer or levity. The unsightly HVAC unit, an unavoidable feature common in NYC highrises, is accessibly disguised behind a custom window seat with integrated terrazzo end tables and low storage cabinets. Its high constrast, forest green velvet upholstery draws the eye through the space to the panoramic vistas beyond.

The primary suite's creamy neutrals and powder blues establish an aura of calm amidst the grit of the city.
A built-in dressing table makes use of an awkward corner where Gastone Rinaldi's sumptuous, silk velvet upholstered armchair strikes a note of Old Hollywood glamour as counterpoint to an Ann Purcell color blocked abstract painting.

In the home office turned guest bedroom, a full-height, bronze-mirrored barn door serves double duty.
We replaced existing swing doors to ease access to the closet and satisfy the client's request for a full length mirror while also warming the room and visually expanding its proportions. A custom tweed upholstered headboard with inset reading lamps backs a cerused oak rollaway bed and nightstands to mask mechanical systems and top-loading storage compartments. Recessed lighting placed in the newly dropped ceiling allows for supplemental illumination in place of table and floor lamps.

While blessed with abundant natural light and sweeping views, this condominium required a refreshed vision and architectural interventions to elevate the client's standard of living. We pared it down to its studs, designed custom furniture and millwork, devised an improved lighting plan and curated modern finishes to reimagine a crisply composed city escape for its out-of-town owners and their frequent house guests.
Typical of most high-rise NYC apartments, exposed, bulky HVAC units populated most rooms, occupying valuable floor space and limiting the use of freestanding furniture. Since custom millwork is our forte, we employed built-in solutions liberally throughout the space to maximize storage, opimize flow and maintain a sense of openness.
The living room's precisely-fitted terrazzo end tables were fabricated off-site but rejected upon delivery twice before we approved the third pair to meet our exacting standards.
Additionally, concrete ceilings restricted opportunities for overhead lighting. We enacted a plan to elegantly resolve these conditions while also complying with the building's rigid approvals and documentation process.
