INTERIOR ARCHITECTURE, CONSTRUCTION & FURNISHINGS:
Our one-stop-shop experience for universal project conceptualization, implementation and management of renovations, new builds and new acquistions.
DETAILS We remove the full burden of project orchestration from the client's shoulders and provide ongoing guidance and access to us for full project duration leaving them simply to grant approvals for selections we generate. We act as the client’s single point of contact, synchronize the required team members, place and manage orders, administer custom furniture and millwork fabrications, ensure adherence to design intent through site visits and liaise with the client’s contractor for spaces we’ve designed. We establish full clarity into the project from the outset, thus reducing revisions, increasing efficiency and maximizing our clients’ investment. LOOK & FEEL/FUNCTIONAL ASSESSMENT:
Targeted guidance to optimize utility and establish aesthetic direction for those who already have an architect or builder.
DETAILS We assist with material selections, spatial planning and aesthetic details by curating flooring, stone, tile and lighting packages, advising on spatial planning and furniture layouts that impact flow and programming (things like electrical placement, door swings, furniture clearances, walkways, etc.) or aesthetic architectural details like mouldings, trims and doors. We will liaise with your architect or builder on plans and drawings and ultimately provide our final suggestions and/or changes. This service often acts as entrée to our Comprehensive Design, allowing clients an opportunity to get to know us better before partnering on a long-term engagement or to have access to our counsel during periods when we are otherwise fully engaged. This service provides the benefit of full access design guidance in a limited session. As a condition to meeting, clients will submit a short pre-advisory form and provide inspiration, research and/or site images. During the session, clients take notes and are provided any working documents; at the conclusion of the session, our involvement ends. During this initial phase we'll identify your needs, preferences and specific space requirements and uses through in-depth discovery exercises and a detailed questionnaire. We'll also establish the cost and scheduling elements of the project and develop a complete set of drawings to document existing conditions and propose preliminary floorplans and layouts.
We generate ideas, material selections and all interior specifications and assemble them into a comprehensive presentation comprised of sketches, images, color and finish palettes and preliminary furniture, fitting and lighting selections with their associated investment allocations. Once approved by the client, we move forward into our synthesis stage.
We refine all interior details and develop the production documents required for implementation including technical drawings and proposals for orders. We also administer the entire construction bidding process on behalf of the client, advise them on the best apparent offer and assemble all of the necessary team members for implementation.
Upon receipt of payment for items, we place and manage orders and direct them to a local warehouse for the duration of construction. We remain the sole point of contact for the client through construction completion, liaising with contractors on site and with fabricators for custom elements to ensure adherence to design intent.
We coordinate and manage delivery and placement of all furnishings down to the very last detail, including hanging of artwork, styling of decorative accents, storage of dishware and even dressing of beds, should you desire, so you walk into a fully-realized, turnkey home.
